Gen Z professionals are flocking to this unexpected Midwest hub instead of big cities Study reveals shift in young professionals' preferences from large urban centers to regional economic hubs


Ann Arbor, Michigan, has been ranked the No. 1 city for Gen Z professionals, according to a new report from RentCafe.com, an apartment search platform that analyzed 264 U.S. metro areas.

To narrow the list, researchers excluded metros with populations under 300,000 or insufficient data, leaving 122 cities to be evaluated based on Gen Z priorities: affordability, cultural opportunities, diversity, environmental factors, and overall livability.

“This list was designed to help Gen Z grads find places that strike a balance between a rewarding career and a high quality of life,” said Mihaela Buzec, the report’s author.

Why Ann Arbor Leads

The report highlights Ann Arbor's blend of a vibrant college-town atmosphere and a competitive job market, driven largely by the presence of the University of Michigan. The city ranked high across multiple metrics, including education levels, job growth, and a strong livability index.

Other Top Cities for Gen Z

Lincoln, Nebraska, and Des Moines, Iowa, followed Ann Arbor in the rankings. These smaller, more affordable cities are gaining popularity with Gen Zers seeking good jobs without the high costs of major urban centers.

“We’re seeing Gen Z shift away from large, expensive cities toward places that are more livable, affordable, and community-driven,” the report noted.

What’s Holding Other Cities Back?

At the bottom of the list were cities like El Paso, TX; McAllen, TX; Memphis, TN; Stockton, CA; and Lafayette, LA. While these areas may have economic opportunities, they fell short on factors Gen Z values most, such as walkability, entertainment options, and cultural diversity.

Buzec pointed out that cities like Bakersfield, CA (#116), and Modesto, CA (#115), are heavily reliant on industries like agriculture and logistics—fields that don’t typically align with Gen Z career interests.


“Gen Z is drawn to places with vibrant culture, educated communities, and industries that support innovation and creativity,” Buzec said.

McAllen and El Paso ranked lowest in livability, largely due to fewer cultural amenities and a smaller share of highly educated young adults, suggesting limited momentum for change in those regions.
